Ladies and Gentleman,

Primosten Nekretnine d.o.o. proudly presents you the project "Hotel Resort Medine" in Rogoznica.

The project is situated north of Split in Croatia and attracts a large amount of European yacht tourism to its existing village and boutique hotel. Our client wishes to extend development into an area of land on the existing peninsula on which it is situatued. The flat area to be developed is completely free of existing construction and has been cleared to ‘grade’. The near future plan is to develop the newly area into both a spectacular resort hotel as well as a residential development .

The surrounding local environment features an attractive virgin coastal land interspersed with low scale villas and residential dwellings. There are 'one-of-a-kind' extensive views of the Adriatic sea from the west and north west side of the site, and in addition to the existing marina; there will also be views facing east and south east from the upper levels of apartments intended for the middle of the new development.

Furthermore, our client wishes to design a development intended specifically as a relaxed ‘beach resort’ feel. This will attract more visitors (both locals and tourists) to the new village as well as to the existing marina. The clients aim is that the new site to take place on the new development will have a low-scale local feel, with an aesthetic of traditional ‘spanish hacienda’, mixed with Adriatic materials and vernacular elements.

The overall architectural style has been enclosed with this document, to be developed during the detailed design stages at a later date. Currently, the architects have designed a resort which features a main hotel and includes a conference room, a spa and a health clinic. Also, included on this development plan are serviced apartments, residential apartments, a popular retail village, luxury villas, leisure facillities, and a beer hall with the necessary associated parking.

It is important to note that our client has commissioned several changes in regards to the new construction design, so the architectural style included is not the final design as of yet. (This will be released shortly). The new construction project is expected to take place in early January. If you have any questions in regards to this, please feel free to speak to me or a colleage.

Location:

Rogoznica has a 54km long coastline and is geographic positioned locally in the center and heart of Dalmatia. Moreover, it is the most protruded part of the Croatian mainland which penetrates deeply into the gorgeous Adriatic Sea.

Rogoznica separates both North and South Adriatic; it is extremely emphasized by a very specific climatological behavior. More precisely at the Rogoznica’s cape Planka, where we have a direct combat of different climates, both winds and sea current, or locally said, fight of ‘Bura and Jugo’ (Northern and Southern wind).

Rogoznica is a great starting point on the mainland, and even better by the sea. Beside its outstanding location, it is the safest harbor on the Adriatic Sea. The distance to the nearest airport Split/Trogir is approximately 33 km. With its location, Rogoznica represents the perfect place and a great starting point for all excursions in both the closer and wider area.

With an average of 2.600 sun hours per year, the Adriatic coast is one of the sunniest in the Mediterranean. The average temperature in the summer is 25° C to 27° C.

Croatia has a highly developed network of motorways and has a total of over 1400 kilometers of highways connecting to other major cities such as Split as well as Zagreb, which is the capitol of Croatia.

The tourism industry is extremely importent for Croatia. In the first 8 months of 2017, a record of 15 million tourists visited Croatia, which is 14% more than 2016. Overnight stays were up by 13% to a record of 85 million in the first 8 months.

Income generated from tourism is expected to exceed 10 billion euros in 2017. Last year 16.3 million tourists visited Croatia, a record which will be easily broken this year when the final figures are released in January 2018.
